Over the years, this property has seen various uses and ownerships, including by a major real estate developer who eventually sold it. Despite the challenges posed by its narrow width, First Dunes decided to invest in and develop this 50-foot-wide property, recognizing its potential for a unique, marketable home.
Our team collaborated with Paper Farm and Taconic Engineering to design a modern flat-roof house, breaking away from the traditional style typically associated with First Dunes' projects in the Hamptons. This new design approach aimed to create a distinct and appealing residence that leveraged the narrow lot's limitations into unique architectural features. The resulting house spans 2400 square feet and includes innovative elements like a large lower level with parking and storage, a first-floor elevator lift, and an open floor plan with exposed structural beams for both aesthetics and support.
The first floor features a spacious living area with a kitchen, dining space, gas fireplace, and a 16-foot window overlooking the ocean, adjacent to an infinity pool that doubles as a hot tub. Additionally, this floor includes an ADA-compliant guest suite with a bathroom, ensuring accessibility for all family members. The layout is complemented by practical amenities like a powder room and laundry room, all designed to maximize comfort and convenience.
The upper floors continue the modern design with integrated storage solutions and luxurious living spaces. The second floor hosts the primary bedroom suite with ocean views, a spa-like bathroom, and additional guest accommodations. The third floor includes more bedrooms with private outdoor spaces and a shared bathroom. Topping off the residence is a 1500-square-foot roof deck offering panoramic views, while the exterior showcases a mix of custom-painted cedar and fiber cement panels, adding to the house's contemporary aesthetic appeal.
